What is Rent2Rent Serviced Accommodation?
A plain-English guide to the R2R SA model: how it works, who it suits, and the numbers that decide whether a deal is worth doing.
Rent2Rent Serviced Accommodation (R2R SA) is a model where you rent a property from a landlord on a fixed monthly rent, then let it out on a nightly basis to guests through platforms such as Airbnb and Booking.com. You do not own the property. Your profit is the gap between what you pay the landlord plus your running costs, and what guests pay you across the month.
How the model works
- You agree a company let or management agreement with the landlord, usually for 2 to 5 years.
- You furnish and photograph the property, then list it on the nightly platforms.
- You pay the landlord the same rent every month, whether the property is busy or quiet.
- Everything left after rent, bills, platform fees and management is your profit.
The attraction is obvious: control of a cash-flowing property without a deposit, a mortgage or stamp duty. The risk is just as obvious: the rent is due every month regardless of occupancy, so a deal that only works at 80% occupancy is a deal that loses money in a quiet January.
The numbers that actually matter
Most people judge an R2R SA deal on the headline nightly rate. That is the least useful number in the deal. The four figures that decide everything are:
- Nightly net revenue — the nightly rate after the platform's percentage fee comes off.
- Monthly running costs — rent, all bills, internet, insurance, laundry, consumables and management.
- Break-even nights — how many nights you must sell each month just to cover those costs.
- Break-even occupancy — those nights expressed as a percentage of the month.
If break-even occupancy is at or below 50%, you have room to absorb a bad month. Above 65% and you are relying on a perfect year, which rarely arrives.
Who the model suits
R2R SA suits people who are comfortable running an operation, not just an investment. Guest messaging, cleaner scheduling, pricing changes and the occasional 11pm lockbox problem are all part of the job. Sourcers who prefer to package and sell deals rather than run them can use exactly the same numbers to prove a deal is worth buying.
Run any deal you are considering through the calculator before you sign anything. If the break-even occupancy makes you uncomfortable, the rent is too high — and that is a negotiation, not a dead end.
