7 Ways to Cut Running Costs in Serviced Accommodation
Practical savings on bills, laundry, cleaning and platform fees that move break-even occupancy down by several percentage points.
Every £100 you take off monthly running costs takes roughly one night off your break-even. Here are the levers that are actually worth pulling.
1. Fix your energy contract
A business energy contract on a fixed term almost always beats a rolling domestic tariff on an SA unit with heavy winter usage. Get quotes before you sign the lease, not after the first bill lands.
2. Put heating on a schedule
A smart thermostat with a guest-limited temperature range is the fastest payback purchase in SA. Guests will not turn the heating down; the schedule will.
3. Bring laundry in-house — carefully
An external laundry service is convenient and expensive. On a one or two bed with a washer-dryer in the property, a linen rotation handled by your cleaner is usually cheaper. On larger units, keep the service.
4. Buy two full linen sets per bed
It sounds like a cost, not a saving. It means your cleaner never waits on a wash cycle, which means shorter turnarounds, which means you can accept same-day bookings you would otherwise decline.
5. Review your platform mix
Platform fees differ meaningfully between channels. Taking direct repeat bookings from previous guests — where it is permitted and properly contracted — removes that percentage entirely.
6. Check your council tax or business rates position
Rules vary by area and by how many nights the property is available and let. Getting the classification right can be worth several hundred pounds a year. Take proper advice for your specific council.
7. Renegotiate the rent at renewal
The largest cost in every SA deal is the rent. A landlord with a reliable operator, an immaculate property and zero voids has a strong reason to keep you. Ask.
Re-run the deal in the calculator after each change. Costs come down in small pieces, but break-even occupancy moves in a straight line with them.
